Bratislava Residential Market: Apartment Prices Rise, Supply Drops by 10%

The supply has slightly decreased, while prices continue to rise.
Since the beginning of the current year, the price per square meter has increased by €100, which is 2.69%.
Bratislava - Staré Mesto has significantly surpassed the €5,000/m² mark and has risen for the third consecutive month.
The current average price of all apartments in Bratislava stands at €3,809/m².
Currently, there are 3,796 apartments on the market. One-third of the supply consists of new builds, with the largest share being three-room apartments.

The latest data from RK Herrys on the development of the residential market for July 2024 shows that the Bratislava real estate market continues its positive trend, with a slight decrease in the supply of apartments and rising prices, which have increased by 2.69% since the beginning of the year. The average price of all apartments in Bratislava has reached €3,809/m². One-third of the market supply consists of new builds, with the largest share represented by three-room apartments.

Filip Žoldák, co-owner of the real estate agency HERRYS, commented on the situation in the Bratislava residential market: "Property prices in Bratislava have been rising for half a year, while supply has decreased. With the prospect of lower interest rates, buyer interest is growing, and they are willing to accept the asking prices."
Slight Drop in Supply, Rising Prices

In July 2024, the Bratislava secondary residential market saw a 10% drop in the supply of properties compared to the previous month. Year-on-year, there are now 1,000 fewer apartments available on the market.

Prices continue to rise steadily. In July, the average price of properties in Bratislava was €3,809 per square meter. Since the beginning of the year, this represents an increase of €100. 

"The price increase may be a result of higher asking prices for resold properties in lucrative projects and locations, but we are also seeing quicker decision-making by buyers and acceptance of asking prices," says Filip Žoldák of HERRYS. 

The largest price increase was observed in Bratislava's Staré Mesto district, where prices have risen by approximately 10% since the beginning of the year, exceeding €5,000 per square meter.

Buyer Behavior Trends

Buyers have now stopped fearing a potential drop in property prices, their incomes have increased, and they have begun to accept mortgage interest rates. This has led to a faster turnover of individual offers. The average time properties are listed for sale has decreased, as has the number of viewings required to sell an apartment.

Variety of Supply – New Developments and Three-Room Apartments Lead the Market

The current supply is attractive but shows a downward trend. It currently includes 3,796 apartments, with one-third of them being new developments. Three-room apartments represent the largest share of the supply. More than half of the demand comes from those seeking their own homes.

"We see that prices are rising, the supply is gradually shrinking, and therefore buying a new home today could be the most advantageous for a long period ahead, not only in terms of price but also in terms of selection options," concludes Žoldák.
