We talked with the project manager of CZ Slovakia a.s., Zuzana Pavlová, about the vision of the Nový Ružinov project, architecture, the successfully completed first stage and the current challenges of the Right Wing.
How is the Nový Ružinov project perceived in the company CZ Slovakia, a.s.?
Nový Ružinov is the largest residential project of our company and we place great emphasis on the quality and innovation of the solutions used in the project. The project is a priority for CZ Slovakia, a.s., it is our flagship, which employs the most workforce.
What is the vision of the project?
We didn't just want to build another apartment building. The aim was to create a new district within the Ružinov district, with a quality public environment, infrastructure where people will not only live, but also work, have fun, relax or play sports. Simply where they will like to live.
What does this project offer, compared to competing projects?
The project has a very attractive architectural solution, it consists of small-storey town villas with functional and efficient floor plans of apartments and suites, with large terraces and front gardens. The emphasis on connecting the interior with the exterior is extended in the form of an above-standard solution of a residential park with a lot of greenery and interesting elements. In order to increase the aesthetics of public spaces, we incorporated semi-underground large-volume containers for municipal and sorted waste into the project for the first time.
When will the project be completed with all phases and offers to its inhabitants all the benefits?
The first phase of the project is almost complete in terms of construction, we are currently handing over flats and apartments in the largest city villa and in the spring of next year we will hand over in the last sixth villa of the given phase. The second stage of the project has a valid zoning decision and plans to complete the construction at the turn of 2022 - 23. We plan the other phases of the project in the horizon 2023 - 2025.
Why this architecture? What was the assignment for Compass Studio?
Our request for architects was to conceptually design a comprehensive city district that will take into account the small-storey development of family houses, existing gardens on the one hand and the construction of the first phase of the project on the other hand of the investor's land. In terms of architecture, we wanted to differentiate the individual phases and at the same time connect them so that a diverse structure of buildings is created from a compositional, functional, aesthetic point of view with a quality public space that every future user of this city district will appreciate. As far as public spaces are concerned, already in the first phase, the cooperation between the renowned studio Laboratory of Landscape Architecture under the leadership of M. Marcinov and Compass Atelier has proved its worth.
The project is a pioneer in the area, the prepared projects are already benefiting from the position that Nový Ružinov has prepared for them. How do you perceive this position?
Our intention was to expand the popular city part of Ružinov without thickening the existing buildings. The name of the project "Nový Ružinov - Radosť žit!" Is derived from this. Construction on a green field has brought a number of challenges in the form of building and expanding engineering networks, from which residents of family houses in the vicinity of the project can also benefit in the future. In the first stage we managed to attract basic civic amenities such as. groceries, a wine bar, a pastry shop and even a dental clinic is planned to open here. As for the other projects, we see this as a positive confirmation that our decision to expand Ružinov in this direction was the right one.
What is happening around the project, what will the D4R7 project of the NR2 project bring and what will it take away from it?
The handover of flats and apartments in Nový Ružinov 2 is planned in terms of time for the period when D4R7 will be in operation. The new owners should only benefit from this construction, as Slovnaftská Street will become a dead end and the current transit traffic will be redirected to a new road before the Nový Ružinov district, at the same time it means that Slovnaftská Street will have a direct access to D4R7, which will ultimately it will further speed up and simplify access to the primary urban transport network. The highway itself will be separated by a noise barrier from the entire Nový Ružinov district.
In the first stage, you offered your clients above-standard furnished apartments with a kitchen unit, what will it be in the second stage?
At this stage, we have prepared for our clients the opportunity to choose above-standard solutions in the form of various packages from simpler solutions to complete smart home solutions. These packages will be charged, but will be more advantageous for clients than if they addressed the given elements individually.
What risks do you perceive in connection with the sale of flats in the second stage?
We are selling flats with front gardens for the first time, thus expanding our product portfolio, but on the other hand, we are increasing the price of real estate. We sell a proven product - a small number of apartments / apartments in one building, but in a higher standard than the previous phase of the project.
Where do you see the residential market in 5 years?
If you were buying an apartment today, where would you buy it?
Of course in Nový Ružinov :) Coincidentally, several of our employees bought an apartment for themselves in the first stage of the project and are extremely satisfied with their housing.
