According to data from the real estate agency HERRYS, the average selling price per square meter in Bratislava’s secondary residential market reached €4,048/m² in January 2025, representing a year-on-year increase of nearly 10% (€341). This trend reflects growing demand, with prices rising across all city districts. The highest year-on-year increases were recorded in BA I (+9.1%, or €424) and BA III (+10.6%, or €376).

Supply of Properties for Sale Continues to Decline
The availability of properties for sale has continued to decrease. Compared to July 2024, supply has dropped by 23%, equating to a reduction of 770 properties. This trend has been ongoing since April 2023, when the number of available apartments declined by nearly 2,000 units. Newly built apartments account for approximately 35–40% of the total supply in the secondary market.

As of January 2025, there were 3,226 apartments available on the market, with prices per square meter ranging from €3,594/m² in Bratislava V to €5,063/m² in Bratislava I.
Favorable Conditions for Rentals: Increased Supply and Lowest Prices in Seven Months
Now is an ideal time to rent an apartment, as supply has expanded to its highest level in the past 18 months. As of February 2, 2025, there were 2,075 apartments available for rent. While the average rental price for January 2025 increased year-on-year, it reached its lowest level in the past seven months, standing at €1,100 (excluding utilities).

The year-on-year increase in average rental prices was 6.7%, with the most significant rise seen in two-room apartments, where prices increased by 15% to €844 per month (excluding utilities). Rental prices for three-room apartments in Bratislava grew by 7% to €1,219, while four-room apartments saw an 11% increase to €1,930 per month (excluding utilities).
